Valuing what is not built yet

Pre-completion assignments are appraised subject to completion from the builder's plans, specifications, and contract. The skill is in the analysis: separating base price from lot premiums and upgrade packages, accounting for seller incentives that quietly inflate contract prices, and testing the builder's own closed sales against resale competition. Our files include builder sales analysis across the active subdivisions in our counties, so the adjustments reflect what these homes actually resell for.

When construction finishes, we complete the final inspection and certification the lender needs to close.

Can you appraise before the home is finished?

Yes — subject-to-completion appraisals from plans and specs are standard, followed by a completion inspection when the home is done.

Do builder upgrades add dollar-for-dollar value?

Rarely. Some upgrades return well at resale, others return a fraction of their contract price. The appraisal measures market reaction, not the builder's price sheet.

Do you cover custom homes on acreage?

Yes — custom and spec builds outside subdivisions are a specialty, including rural sites where comparables take real work to find.
